Maintenance Supervisor or Manager
Location: Tahlequah, OK
Employment Type: Full-Time, Onsite
The Maintenance Supervisor/Technician is responsible for maintaining the overall condition, safety, and functionality of the apartment community. This role performs hands-on maintenance work while overseeing daily maintenance operations, coordinating preventive maintenance, and supporting property management to ensure all units and common areas remain in excellent condition.
Key ResponsibilitiesOversee, guide, and support maintenance staff to ensure work is completed efficiently and correctly.
Organize and maintain the maintenance shop, including inventory control of tools, equipment, parts, and supplies.
Maintain accountability of all property keys.
Coordinate pest control services by preparing units and personally escorting or assigning a technician to accompany pest control during preventive maintenance inspections.
Complete maintenance tasks as directed by the Maintenance manager
Ensure all work orders are completed accurately and returned in a timely manner.
Prepare vacant units and complete all necessary repairs to ensure units are rent-ready.
Participate in an on-call rotation for after-hours maintenance emergencies as scheduled by management.
Order maintenance parts and supplies as needed and pick up materials when required.
Perform seasonal preventive maintenance for winter and summer readiness.
Carry out additional duties as assigned by the Property Manager.
Treat residents, vendors, and fellow staff members with professionalism, fairness, and respect at all times.
Requirements & QualificationsMinimum of 3+ years of hands-on maintenance experience in multifamily residential properties (apartments, townhomes, or mixed-use communities).
Strong working knowledge of general maintenance and repairs , including plumbing, electrical, HVAC, carpentry, painting, drywall, and appliance repair.
Ability to read and interpret work orders, manuals, safety rules, and technical instructions .
Basic computer skills for work order systems, email, and maintenance tracking software.
Valid driver's license with reliable transportation.
Must be able to pass background check and drug screening, as required by company policy.
