Maintenance Supervisor or Manager

Location: Tahlequah, OK
Employment Type: Full-Time, Onsite

Position Summary

The Maintenance Supervisor/Technician is responsible for maintaining the overall condition, safety, and functionality of the apartment community. This role performs hands-on maintenance work while overseeing daily maintenance operations, coordinating preventive maintenance, and supporting property management to ensure all units and common areas remain in excellent condition.

Key Responsibilities

• Oversee, guide, and support maintenance staff to ensure work is completed efficiently and correctly.

• Organize and maintain the maintenance shop, including inventory control of tools, equipment, parts, and supplies.

• Maintain accountability of all property keys.

• Coordinate pest control services by preparing units and personally escorting or assigning a technician to accompany pest control during preventive maintenance inspections.

• Complete maintenance tasks as directed by the Maintenance manager

• Ensure all work orders are completed accurately and returned in a timely manner.

• Prepare vacant units and complete all necessary repairs to ensure units are rent-ready.

• Participate in an on-call rotation for after-hours maintenance emergencies as scheduled by management.

• Order maintenance parts and supplies as needed and pick up materials when required.

• Perform seasonal preventive maintenance for winter and summer readiness.

• Carry out additional duties as assigned by the Property Manager.

• Treat residents, vendors, and fellow staff members with professionalism, fairness, and respect at all times.

  Requirements & Qualifications

• Minimum of 3+ years of hands-on maintenance experience in multifamily residential properties (apartments, townhomes, or mixed-use communities).

• Strong working knowledge of general maintenance and repairs , including plumbing, electrical, HVAC, carpentry, painting, drywall, and appliance repair.
  Ability to read and interpret work orders, manuals, safety rules, and technical instructions .

• Basic computer skills for work order systems, email, and maintenance tracking software.

• Valid driver's license with reliable transportation.

• Must be able to pass background check and drug screening, as required by company policy.
